Project Development

Project Development is the process we use when our clients already have an Architect or Designer they are working with.

In this scenario we ask you for a small retainer, which will get posted to the cost of the project once we go to construction, and then begin working with you and your designer to provide budgeting support as well as value engineering recommendations that work to maximize the affordability of the project as it is being designed. We will fully assess the existing conditions of the house to ensure that we understand the various mechanical systems that are currently in your home. The same is true for your site conditions, the envelope of your home and the structural frame. Armed with a solid understanding and inventory of your home we can most effectively aid in ensuring the new and old work can mesh together in a quality-based, cost effective manner.

As the project begins the schematic design phase we often find that there are multiple design concepts that are being considered. We can provide budget feedback early in the process to help clients in the decision making process. Once a concept is selected and further refined we can provide add/alternate budget information to give the client significantly more budget control and/or facilitate phasing the project over time.

Once the design and scope are firm we can then provide a final project price which will track very closely with all the budgeting work that has been done. We do this with a detailed proposal that will call out all aspects of the project as well as considerations such as start date, completion date, payment schedule and any allowances.

Our project development process gets all the key players – Client, Architect, Remodeler on the same side of the table working toward a common goal from the very beginning. No surprises and no finger pointing. The client does not get caught in the middle between the Architect and Remodeler and the client benefits from the synergy of bringing both disciplines together early in the project.
